Wildfire smoke damages homes that never caught fire
You do not need flames to have smoke damage. In a bad season ash is pushed into houses miles from any fire line, through vents and straight through the HVAC if it was running. The house looks normal, then the smell returns every time the heat kicks on in October.

Frequently asked questions
How long does it take to clean up after a house fire?
Two weeks to several months. A contained kitchen fire with smoke in two rooms is three to four weeks including the rebuild. A structure fire that took the roof runs four to eight months, because reconstruction is permitted work.
How much does fire damage restoration cost?
It scales with how far the smoke traveled, not the size of the burn. A contained kitchen fire with smoke through one floor is a modest job; a fire that loaded the whole HVAC system is a different order. You get a written itemized estimate before work starts.
Is anything salvageable after a fire?
Usually far more than it looks. Textiles, hard goods, documents and often electronics clean up. What does not come back is porous material that took heavy wet smoke, plus food, cosmetics and medication.
Can you just paint over smoke damage?
No. Paint over unsealed soot and the odor comes back within weeks, and the acidity keeps working underneath. Surfaces have to be cleaned, then sealed with a shellac-based primer, then painted.
What is the difference between remediation and restoration?
Remediation removes the hazard: soot, water, mold. Restoration puts the building back to pre loss condition. Most companies do the first and subcontract the second.
Who is responsible for cleaning up after a fire?
The property owner, through their insurance claim. The fire department secures the scene and leaves. If the property is rented, the structure is the landlord’s claim and the contents are the tenant’s.

The safety inspection that has to happen first
Nobody should be inside a fire-damaged building until it has been cleared. We start with a structural and safety inspection: power and gas confirmed off, floors and roof structure checked, and an assessment of what is still load-bearing after the heat.
Older properties get a hazardous material assessment as well. Homes built before 1980 across Spokane, Spokane Valley and Coeur d’Alene routinely contain asbestos in flooring, siding and pipe insulation, and fire disturbs it. Testing before demolition also keeps the job compliant with the Spokane Regional Clean Air Agency, whose rules govern demolition and debris across the county. The Spokane Regional Health District publishes health guidance for residents returning to fire-damaged homes, and it is worth reading before you go back in for belongings.
Why the type of soot decides the cleaning method
Dry smoke from a fast, hot fire brushes and vacuums off. Wet smoke from a slow smouldering fire is greasy and has to be solvent-cleaned. Protein soot from a kitchen fire is nearly invisible and smells overwhelming. Using the wrong method on the wrong soot drives it into the surface permanently, which is why we test before we clean.
Contents, odor and the ductwork
Salvageable belongings are inventoried, packed out to a secure facility and cleaned there, away from the dust of the rebuild. Far more survives a fire than people expect. Smoke odor lives in porous material and in the duct runs, so we clean the HVAC system, treat the structure, and seal the framing where the smell is in the timber. Air quality is tested afterwards rather than assumed.
Winter fires and burst pipes
The same cold snap that starts a fire (space heaters, overloaded circuits, a woodstove pushed too hard) also leaves burst pipes behind in a building that is now unheated. We treat the fire and the water on the same visit, because the drying clock starts the moment the hoses stop.
What actually gets cleaned, and what does not
Soot has to come off walls, ceilings, trim, cabinetry and hard flooring, and out of upholstery, carpets, drapes, clothing, bedding and appliances. Each of those takes a different method, which is why the residue type gets identified before anyone starts. Contents worth saving are inventoried and packed out to be cleaned off site rather than worked around on a job site.
Some things do not come back. Porous material that has absorbed smoke and will not release it comes out rather than being scrubbed, and we will tell you which items those are early rather than bill you for cleaning that was never going to work.
