Frequently asked questions

When disaster strikes, how fast do I need to call?

Inside 24 hours. Mold can begin within 24 to 48 hours of materials getting wet, and the gap between a dry-out and a tear-out is almost entirely elapsed time.

Can I handle water damage cleanup myself?

Partly. Stop the water, kill the power if it is anywhere near wiring, then extract surface water.

What you cannot do without meters is confirm the structure is dry. Fans move air across a surface while the subfloor stays saturated.

How do I get water out of my basement?

Pump or extract the standing water, then deal with what soaked into concrete, framing and insulation. Basements dry slowly, with little airflow and cold ground, so they need dehumidification longer than the rest of the house.

Does homeowners insurance cover water removal?

Sudden and accidental discharge is typically covered. Gradual seepage and groundwater usually are not, and flood is a separate policy. We document the cause carefully, because that is what the carrier decides on.

What does water damage restoration cost?

It follows how much material absorbed water and how long it sat, not floor area. A kitchen leak caught the same day is a modest dry-out; the same leak found three weeks later runs ten times that.

The five steps, and why step three takes as long as it takes

Our IICRC certified technicians map how far the water traveled using moisture meters, hygrometers and thermal imaging before anything is opened up. Guessing means either tearing out dry material or leaving wet material behind a wall.

Water extraction pulls the standing water first, because every hour it sits is more absorbed into subfloor and framing. Then industrial air movers and commercial dehumidifiers go in, placed to the moisture map and re-read daily. A typical residential dry-out runs three to five days; hardwood, plaster and concrete can take two weeks. Drying stops when the meters read dry, not when the calendar says three days.

Contaminated surfaces are washed with detergent first and then disinfected, because disinfectant over soil does very little. Porous material that cannot be salvaged comes out rather than being dried in place, and is disposed of in line with state health department flood cleanup guidance.

The three categories of water

Category one is clean water from a supply line. Category two is gray water from an appliance. Category three is contaminated: sewage, groundwater, or water that has sat long enough to grow bacteria. Category three means porous material comes out rather than getting dried, and it is the single biggest driver of what a job finally costs.

Mold, and the licensing gap in both states

Neither Washington nor Idaho licenses mold remediation as its own trade, so anyone can call themselves a remediator in either state. Ask whoever you call for their IICRC certification rather than assuming a license covers it. Washington contractors are verifiable through L&I in about thirty seconds, and Idaho keeps its own separate register.

What we get called out for most

Frozen pipes are the big one here. They split through January and February, usually in an unheated basement, crawlspace or exterior wall. Water heaters at the end of their life, which fail all at once and empty a tank into the room. Braided supply lines behind a washing machine, dishwasher or toilet. Sewer backups in the older neighborhoods where the lines are original. Roof and ice dam leaks after heavy snow. Sump failure and groundwater in below-grade space.

Whatever the source, the goal is the same: get the water out, dry the structure back to its normal moisture content, and return the property to its pre loss condition. That last part is the half most restoration companies do not do.
